2 Day Home Sale Overview


Inspection of this home will be on Saturday May 7th during hours selected by the listing agent. All people inspecting the home are asked to sign in upon their arrival. People who have not signed in completely will not have their bids considered. After inspecting the home, if you wish to make a bid you will be asked to write your bid on the "Initial Bid Sheet". There is no deposit required to make a bid. You have until 5:00 pm on Sunday the 8th of May to place or change your offer in person at the property or directly with the listing agent.

After all initial bids are in, on Sunday the 8th at 6:30 pm we will email all bidders a web address to an online bidding site where you will be able to make your bid. The Bidding window will be open from 7 - 10 pm on Sunday night.

Negotiations will occur within 24 hours of the close of the online auction process with the bidders who the seller regards as having made the best bids in an effort to complete a purchase agreement and accept an earnest money deposit.

Sales Rules & Method

No pre-qualification is necessary to make an offer. All buyers are welcome! This is not a HUD auction, IRS auction, “repo” auction, probate auction, or foreclosure auction.

  1. Only buyers who have seen the home and inspected it may make a bid.
  2. If you wish to be included in the sales process, then provide the following before 6:00 PM on the Sunday evening: Your name, phone number(s), email address and your bid.
  3. All offers are to be for the home in “as-is” condition.
  4. All preliminary bids must be in multiples of $1000 and can be left at any time prior to 5:00 PM Sunday evening.
  5. The offers on the home will be open. We may tell anyone the status of any and all other offers at any time.

  7. Every buyer will have the opportunity to bid above the current highest offer until the highest & best buyer is established.
  8. The home will be offered for sale to the bidder who has made what the seller, at their sole discretion, regards as the highest and best offer in the online auction process.

If the seller’s choice of highest/best bidders do not reach an agreement with the seller, the home will be offered to the bidder who the seller regards as having made the next highest and best offer. If that buyer is unable reach an agreement with the seller the seller may contact the bidder with the third best bid.
  10. An earnest money deposit of 1% of the sale price will be collected from the highest buyer upon completion of a purchase agreement with the seller.

Preference for Cash

Any full cash offer may be preferred by the seller.

For buyers using financing in their purchase, written, full DU findings approval by a direct lender along with written proof of buyer’s down payment and closing funds and fico scores is strongly suggested.

Important Note: For your protection, the bids are not legally binding contracts and can be withdrawn at any time.

For the seller’s protection: The seller reserves the right to, at their sole discretion, reject any and/or all bids or offers without explanation. This is a sale with an undisclosed minimum reserve price.
